Davidson Craven and Williams Development Group Join Rock Creek Center Development Group
WINSTON-SALEM, N.C. (OCTOBER 25, 2018) – Davidson Craven and Williams Development Group are joining Schulman and Beard Commercial Real Estate as part of the Rock Creek Center Development Group. Principals in the development group are Jonathan Smith of Davidson Craven, Taylor Williams of Williams Development Group and Brett Schulman and Richard Beard of Schulman and Beard Commercial Real Estate. Brokerage and leasing for Rock Creek Center will be provided by CBRE in conjunction with Schulman and Beard Commercial Real Estate.
Prime 79-Acre Parcel to be Cleared Soon for Development by Rock Creek Center Development Group
The first project for the expanded team will be development of a prime 79-acre parcel located near the front of Rock Creek Center along Interstate 40 and 85. Clearing and sitework is expected to begin within days on the parcel. The group has created several conceptual site plans containing multiple building configurations totaling approximately 610,000 square feet of corporate and industrial space. In addition to the primary development, the parcel is well-suited for restaurants, retail and a hotel.

The three main buildings are conceptual and can be adapted to fit the needs of tenants.”

Existing tenants at Rock Creek Center include Red Oak Brewery, Lenovo, Precor Fitness, American Express, Del Monte and Carolina Biological Supply. Rock Creek Center has more than 3,782,122 square feet of buildings and is home to more than 2,300 employees who work there. Suncap Property Group recently purchased 39.3 acres at Rock Creek Center for the development of a 270,000-square-foot FedEx Ground hub scheduled for completion in the summer of 2020.
Approximately 371 acres of developable land remains available in Rock Creek Center, which is strategically positioned as part of growth in Eastern Guilford County and is central to the Carolina Core industrial development effort. As part of the 371 acres, Rock Creek Center has a 33-acre “pad-ready” site available for development that is fully engineered for up to 300,000 square feet of industrial space. Rock Creek Center also is near the recently announced $400 million Publix distribution center to be constructed on Birch Creek Road.
“Rock Creek Center in eastern Guilford County is one of the most well-known, shovel-ready industrial parks in the Carolina Core and is home to major local and global industries from data and fulfillment centers to manufacturers,” Greensboro Chamber of Commerce President and Chief Executive Officer Brent Christensen said. “With more than 375 available acres and water/wastewater services already provided by the City of Greensboro, the park is ready for additional development.”

Rock Creek Center was developed in the early 1980s by the Tampa Florida Firefighters and Police Pension Fund. The original tract encompassed approximately 1,400 acres, and Rock Creek Center remains the largest industrial park in the Piedmont Triad. In 2006, a local ownership group purchased the then-remaining 683 acres.
Since 2006, the Rock Creek Center has generated projects that have boosted the Guilford County tax base by more than $650 million and has created more than 1,100 jobs. A mixed-use development that includes mostly manufacturing, distribution, residential, research and development, Rock Creek Center is home to five international companies, including two that consider it their U.S. headquarters.
